We decided to only put two bedrooms on the main floor of this 1385 square foot home to allow for a much larger master bedroom, ensuite, and walk in closet. There are two bedrooms upstairs but with a full basement there could easily be three downstairs.
The foundation is 9′-4″ ICF concrete foundation. With the house being a bi-level and the basement having 9′ walls, it will not seem like a basement at all.
The basement is large enough to house two to three bedrooms, a rec room, and third bathroom, along with the mechanical room and ample storage under the bi-level entrance.
The double car garage is 28’ deep compared to 24’ at 38 King.
We finally decided to build a house with no vault. Instead we added a tray ceiling in the living room which will look amazing.
In this home our draftswoman Sharon Bailey concentrated on the kitchen – making it larger than usual with a bigger pantry. There will be quartz countertops throughout.
This home is a bit of a mirror of our first Oakville show home with the bedrooms switching sides. Like The Newbury, the spare bedroom is on the opposite side from the master bedroom.
There is a fairly large master bedroom with a walk-in closet, and the ensuite has a shower and separate soaker tub.
The foyer/mudroom is fairly large and is dual purposed with an entrance door into the garage as well as the main entrance that leads directly outside. By doing a bilevel it puts the stairs on the inside of the house instead of outside which makes it easier to get into the house, and makes its more safe when climbing stairs in the winter.
The exterior of the house will have a combination of longboard wood grain siding, white vinyl siding, and some stone veneer accents. It will also have a covered roof over the main entrance with a concrete landing and step to get into the house. The theme for the exterior will be a black and white modern take.
